Position: Financial Analyst, Lease and Fixed Asset Accounting

DESCRIPTION:  This position is for a Financial Analyst in both Lease and Fixed Asset Accounting. 

·        Responsible for reviewing and entering accurate lease data into the Real Estate Manager (REM) system for all retail stores and office spaces and reviewing Estoppels and Subordinations. 

·        Responsible for payment of variable expenses and generating monthly and annual sales letters to the landlords. 

·        Assist in maintaining timely and accurate fixed asset records for Godiva North America's capital spending by writing off assets that are discarded, capitalizing items that are being placed in service and transferring assets that are moved to a new location. 

·        Provide the tax department with detailed reports for tax calculation purposes. 

·        Assist in the month end closing process and preparing budgets for rent and fixed asset related accounts. 

·        Provide analytical support to retail operations and the real estate department. 

·        Critical analysis of lease agreements and related documents; good organization and communication skills are essential components of the successful candidate.   

Reports To: Manager, Capital & Lease Accounting

Principal Accountabilities

1. 25% - Reviewing and extracting lease information into the Real Estate Manager (REM) system
2. 25% - Maintain timely and accurate fixed asset records
3. 15% - Payment of variable expenses and generating monthly and annual sales letters to the landlords.
4. 15% - Provide analytical support to the tax, real estate and retail operations department
5. 10% - Month end reconciliation and analysis of rent and fixed asset related accounts
6. 5%  - Review Estoppels and Subordinations
7. 5%   - Assist in the budget process for rent and depreciation accounts  

Job Complexity

• Interpret and comprehend legal terminology in leases and extract all necessary lease data.
• Accurately review and file Estoppel certificates.
• Work with the tax department to provide detailed reports for tax calculation purposes.
• Analyze actual expenses to plan and provide written explanation of variances.
• Determine proper classification for capital vs. expense questions as well as the appropriate life and classification of items when they are capitalized.   

Job Specifications

• Minimum education required: Bachelor's degree
• Years of relevant experience:  4 years
• Knowledge, skills and abilities required:   
• Ability to read and interpret leases
• Experience working with automated systems, uploading and downloading information
• Strong Mircosoft Office skills, including Excel and Word
• Excellent interpersonal skills and attention to detail
• Strong financial background and budgeting experience
